PAST PROJECTS

Each property that we have acquired has its own unique vision and inspiration. We want houses to become homes, and hearts to be filled with each project that we put our hands to. We hope that we can create a warm and inviting place for families to rest, and everyone to feel welcome and inspired.

REHAB + OWNER FINANCE

We called this little home the "Euless Cottage." When we first saw the home, I knew with a little love it would be the perfect home for a new family just starting out. We renovated the property with new paint on the interior and exterior, new floors throughout, a master bathroom remodel, and my favorite part - painting the original kitchen cabinets blue! This was a fun and fast moving rehab, and one of Laura's first projects to manage after she left her career to pursue real estate full-time. 

1967 SHOREWOOD DRIVE

PERSONAL HOME SALE

This precious little townhome was Jonathan's bachelor pad before we got married. After owning it for 10 years, we moved into a new chapter of our lives and said goodbye to this sweet, little place. It was the place so many friends called home, it was the place we brought home our first baby, and it was where we said goodbye to Jonathan's (our) dog of 18 years. We look back in gratitude of the memories that took place in this house. So much love made this a special place.

This townhome was such a fun rehab because it was only 30 feet from our townhome that we had at the time. We installed new flooring throughout, new appliances, landscaping, windows and doors, granite countertops, paint, and so many fun tile choices. The dining room shiplap wall with the farm house light was a beautiful feature, and we got to surprise the new home owner with a wine fridge to complete the project.

We were honored to help a distressed couple in need of dispersing their assets. Gaspard Properties was able to step in and sell this property after the original owner had it on the market for almost a year with no traction. Another wonderful success.

This was another amazing townhome completed right in the heart of Grapevine. We were just getting the hang of being new parents when we purchased this townhome, and we have limited memories of this project because it went by so fast, and...the baby!

This home in Waxahachie, Texas, got an adorable makeover the summer of 2017. We transformed the home with new flooring throughout, painted the kitchen cabinets, and added new countertops. We installed new appliances, fixtures, gutted the master bathroom, and finished out the project with a gorgeous exterior paint job.  We also found a lovely couple for Owner Financing, and we could not be more proud of the work we completed on this project.

We were honored to help another distressed seller with a rental property that they no longer had tenants for or wanted to manage. This was a quick turn around for the owners and we were so thanksful for local contacts in theto help make this deal possible.

Our very FIRST real estate deal just so happened to land on Gaspar Drive in Dallas, Texas.  How ironic! This little 1950's home needed a lot of love. We knocked down a few walls, refurbished the original hardwood floors, tore down the dilapidated back porch, built a laundry room, and took everything to the studs to make this house shine like new.  We got our very first capital investor, found a wonderful family that we Owner Financed the property to and 3 weeks after we closed, had our first baby.

Sometimes it's not always an "exciting transformation" but the numbers have to work.  We weren't able to do exactly what we wanted to do on this amazing Bedford, Texas home, however the upgrades that we completed turned out lovely and definitely made the value of the home go up.  This was a learning project for us and in real estate you always have the projects that do that to you. So thankful that this home sold when the market was hot and got a great buyer. In between finishing the rehab and selling, we welcomed our second baby girl into the world. Perfect timing!

Our biggest renovation to date! This home had an unfinished addition that we transformed into living space and a mudroom/laundry room. This home was a full rehab with almost every surface touched. Exterior paint, new roof, new HVAC, pouring a new patio slab in the back yard​, floors, paint, exterior landscaping, baseboard, kitchen counters, appliances, cabinets, the list could go on forever.  We sold for $10k over asking and appraisal came in on point.  It was a win-win for us and the new buyers!

Another amazing townhome in the beautiful community of Grapevine, Texas. We found this property in need of some major help. From the front door being held together with duct tape, to the hole in the 2nd story bathroom floor, this property was in need of some love. New LVT floors, paint, tile, electrical, appliances, lighting, garage door and more. Our open house in January was SO busy and resulted in a cash offer on the home.  The transitional touches made this house a home, and it turned out perfect!
